- Reverse test: lay a 2x4 flat on the floor; the door must reverse on contact.
- Listen & watch: jerky movement or new noises are early warnings.
- Visual check: frayed cables, gapped springs, cracked rollers, bent track.
Seasonally (every 3 months)
- Lubricate hinges, rollers, springs, bearings and opener rail.
- Tighten all hardware.
- Clean the tracks with a rag (no grease).
- Inspect the bottom weather seal for cracks and gaps.
Annually (professional)
- Spring tension and door balance calibration.
- Cable, drum and bearing inspection.
- Opener force and travel-limit settings.
- Roller and hinge replacement as needed.
